AcaCondos April 2013 Newsletter

Hello from beautiful Acapulco,

If you’ve been to Acapulco then I’m sure you know what I’m talking about. If not, let me try to describe what it is like waking up to a view of beautiful Acapulco Bay every morning.

To begin, Acapulco has more than 300 sunny days per year. The remaing 60 days are defined by days in which there is some rain or clouds. During those times it may have a short shower, usually in the late evening during the “rainy season” which begins next month.

In general though, nearly every morning you wake up to blue clear skies and a very warm constant temperature, averaging around 80F/27C before noon. There is almost always a nice breeze keeping things from feeling too hot. Large birds circle what seems to be miles above and countless tropical birds including my favorite, hummingbirds, whisk about, frolicking in the morning. Below, the ocean is almost always a nice blue/green each morning and from our building it is just normal to watch small stingray families migrate from rock to rock.

From our building it is almost always serene silence from the balconies as all you hear is the sound of the wind and the waves. The street and city noise is almost completely blocked off due to the design of the building, built as a ‘V’ shape with the point facing the ocean and the backside of the building closed off.

I’ve been travelling a lot lately and have stayed in various places. I was in New York for a week and, well, let’s just say waking up to my un-openable hotel room window with a view of a brick wall doesn’t compare. Even staying at a friend’s house on a mountainside near San Diego with a view of the entire city and mountain range wasn’t quite the same. It was chilly cold in the morning and didn’t have me lingering around outside too long until it warmed up in the mid-afternoon.

From there the day just seems to go off on the right foot and the people in the area always same to be in the same good mood.

From where I am from in Canada I used to hate mornings. Except for a few weeks of the year it’d still be pitch black, even if you woke up at 10am and it’d be -40C/F outside. It always started you off on the wrong foot and, similarly, all the people you dealt with throughout the day, with their grey/pale skin all seemed to feel the same disdain for it.

I thought this sign I saw on the internet recently basically summed it up!

ACAPULCO PRO SURF OPEN

The Acapulco Pro Surf Open 2013 was held this month. The actual competition is held about 15-20 minutes south in Diamante as they get straight ocean surf there as opposed to the much calmer surf in Acapulco Bay where we are located but you can get a sense for the lifestyle here in the following videos. Some of the shots are from right outside our building in the bay.

$200 MILLION DEVELOPMENT

Acapulco general director of the port authority Octavio Gonzalez has announced $US200 million is being spent on renovating the infrastructure of the main tourist areas of Acapulco, with the improvements ranging from walkways to streetlights and public transportation.

With the first phase of renovations in the area close to the port expected to be complete by the end of this year. Mr Gonzalez said that paving in particular will improve road surfaces for cruise shore excursion coaches and some downtown streets will be dedicated to pedestrians and closed for traffic, with most of the improvements taking place in areas adjacent to the cruise port.

Additionally, renovations will include new street lighting, road surfaces and trees.

This is just another of the major improvements being done to revitalize Acapulco to its days of glory of the 50s, 60s and 70s.

2909S ALMOST SET FOR RENOVATION

We are almost ready to completely renovate suite 2909S which was purchased just a month ago. We are excited to completely refurbish yet another suite in the building to modern levels with all new furnishings, flat screen TV, US/Canadian HDTV programming (from which I am very excited to watch the NHL hockey playoffs from the beach again this year), new kitchen, new bathroom and all new electrical and plumbing.

We continue to add suites to our inventory and the more we add the more rejuvenated the building we occupy will be. And the more of a community we continue to build.

And, of course, for those who rent their suites, it is more availability for daily, weekly or monthly renters who get to use some of the most modern and westernized suites in all of Acapulco for their visit.

NEW SUITE AND OPTIONS

As announced last month we now have suite 2604S (see info and photos here) available for sale. We actually have a number of people interested in it so it will likely be sold soon. We’ll then try to find other owners wishing to sell their unrenovated suites on some of the best floors of the building to offer you. 2604S is an unbelievable bargain for $69,500 USD considering it is a studio suite with full kitchen and completely renovated to exacting standards all for that price. It’s like moving into a brand new suite. And you don’t have to do a thing, we do everything.

You don’t even have to come here to purchase as it can all be done remotely. And we even now offer financing. And can rent the suite as much as you’d like to more than pay for any ongoing expenses and make a regular annual profit.

If there is a better deal anywhere in Mexico I’d like to see it!

We also have an amazing 3 level penthouse available with a private rooftop deck with Jacuzzi for under $200,000 (Unit 3011N – see more here) and an amazing double-size suite on the sub-penthouse level with all the best furnishings for $149,500. That one is my old suite before my 2 children and 4 dog family outgrew it! (Unit 2906S – see more here)

CONTACT US FOR MORE

As always you can reach manager, James Guzman at jguzman@acacondos.com or call at our US number which forwards to Mexico at (347) 408-0715.

And if you are looking to rent one of our owner-owned suites you can always email or call the above email and number or check us out at AcaCondos.com.

UNTIL NEXT MONTH

Until next time, stay warm!

AcaCondos March 2013 Newsletter

Hello from sunny Acapulco,

The incredibly wild and festive Semana Santa (Easter week) is just wrapping up.  The city, as always, is full to the brim with tourists – the majority from Mexico City – and we are looking forward to getting back to some semblance of tranquility after a raucous week.

I spend most of my time as an economic analyst and the amount of attention Mexico is getting as a new world economic powerhouse is substantial.  This, of course, is what I’ve been stating for many years.

Thomas Friedman, a well known journalist at the New York Times recently wrote this:

In India, people ask you about China, and, in China, people ask you about India: Which country will become the more dominant economic power in the 21st century? I now have the answer: Mexico.

Mexico has signed 44 free trade agreements — more than any country in the world — which, according to The Financial Times, is more than twice as many as China and four times more than Brazil. Mexico has also greatly increased the number of engineers and skilled laborers graduating from its schools. Put all that together with massive cheap natural gas finds, and rising wage and transportation costs in China, and it is no surprise that Mexico now is taking manufacturing market share back from Asia and attracting more global investment than ever in autos, aerospace and household goods.

The full article can be seen here.

Fox News also stated:

Mexico’s economic resurgence is gaining widespread attention. Optimism about the country’s prospects is on the upswing, as evidenced by the term “Aztec Tiger,” a clever coinage by the Financial Times. It’s a welcome change in focus and tone. And by adding dimension to the country’s story, without diminishing the security challenges Mexico faces, it allows a more balanced and accurate portrayal to emerge.

The full article can be seen here.

As I’ve also stated in the past there are now more Mexicans leaving the US and returning to Mexico than are going in the opposite direction.

Now, the exact same percentage of people who desire to leave their home country exists in the US as does Mexico.

So, if you are looking for a place to have a home outside of your own country or even just wish to move, Mexico should definitely be on your list.

NEW STUDIO SUITE FOR SALE

After selling condo 2909S last month we searched to find the best unit for the best price in the towers and I am happy to announce that we now have unit 2604S available for sale, completely renovated with all new furnishings and appliances, for only $69,000 USD.

You just can’t get anything like that on the beach in Mexico for that price.

You can see more on the unit including photos, videos and details here: http://www.acacondos.com/acacondos-2604s .

And here is a video of the view from the balcony:

Manager, James Guzman (email: jguzman@acacondos.com or call (347) 408 0715) has put together the Return on Investment if you choose to have us manage the unit and rent it out when you are not using it.

It’s really a fantastic turn-key deal.  For $69,000 you have a completely renovated studio suite on the beach already installed with high speed wifi internet and Canadian/US satellite HDTV channels.  And you don’t have to do a thing.  We manage everything.  No monthly maintenance fees to pay, no annual property tax, nothing.  And you can earn an ROI after all those things are paid of around 6% per year in profit.  And have a condo on the beach available for your use whenever you wish.

We even have financing available.  And, did you know, you can even buy property with your IRA in the US?  With a self-directed IRA (http://tdvselfdirectedira.com) you can buy foreign property as an investment with your IRA funds.  It’s a great way to divest your assets internationally.

UNTIL NEXT MONTH

Luis Miguel is in Acapulco for three nights in April at the glorious, new Forum de Mundo Imperial.  Seeing Luis Miguel perform live in Mexico is akin to seeing Elvis Presley live in the 1950s… it’s quite an experience!

So, until next time, wherever you are, stay warm!  We’ll hope to see you down here in the future!

Hello from beautiful Acapulco!

It’s still the most beautiful time of the year here. In fact, this evening could almost be described as “fresh”… I haven’t gone so far as to put on a t-shirt as I sit on my patio but if it were a few degrees cooler I might have to!

The locals all talk about this weather (highs of 31C/88F and overnight lows of 22C/72F) as though it is reason to panic. Considering the lowest ever recorded overnight temperature in Acapulco was 17C/63F you can see why they might think so. This is almost as cold as it has ever been! The coldest I’ve ever seen here was an overnight temperature of 19C/66F and my Acapulquena wife’s family were calling each other to see if they were okay and people walked the streets with sweaters and jackets at night!

For those under a few feet of snow in bone-chilling temperatures up north that may seem crazy… but, everything is relative!

THE MEXICAN OPEN

World class tennis is back in Acapulco this week… and with one of the top tennis stars in the world, Rafael Nadal playing.

I went last year but may not go this year just due to being incredibly busy… but almost all the owners and renters at AcaCondos/LTGPS have plans to go this week and I don’t blame them. It’s a great event with a large beer garden and lots of upscale eateries and bars on location where much of Mexico and Latin America’s glitterati all come to see and be seen.

You may have heard the news story of a gang-rape in Acapulco last month and in response the Mexican government put out thousands of extra military and police for the event… which is totally unneeded. Gang-rapes are not the norm here… in fact, it’s never happened before. And, of course, the mainstream media didn’t even give you any of the important details… like the Spanish tourists involved were not staying in Acapulco… they were staying about an hour from Acapulco in a very sketchy neighborhood in a cheap bungalow and were doing drugs all week long… in fact, it was one of their drug dealers that was involved in the very regrettable event. While rape is reprehensible there are certain things you should not do… don’t go to a foreign culture outside of the normal tourist areas and have drug parties (I hear mushrooms and ecstasy, mostly) in low-brow neighborhoods. Bad things are almost bound to happen, no matter where you are. Try going to the south side of Chicago (where 30-50 people are shot every weekend) and do the same…

Nothing untowards ever happens to tourists in the main tourist areas (which includes the entire Acapulco Bay) and beyond. Many of the people who live in this area are some of Mexico’s richest millionaires and billionaires… it simply would not happen. But, mainstream media doesn’t give you that kind of info. Their job is to create fear.

TOURISM AND SALES

The recent news didn’t appear to hurt tourism very much… all of our suites are full for the next few weeks and everyone who has visited has had a fabulous time.

In fact, we just sold the only studio unit we had for sale (2909S - $69,500 USD) to an American and will soon be renovating it and preparing it for him and for rent when he is not here. It was a fabulous suite and I am glad we’ll have it part of our rental inventory at LTGPS.

Manager, James Guzman (who you can always email at jguzman@acacondos.com with any questions or needs you have when visiting Acapulco) is now looking for another studio unit for sale to offer… and it will almost definitely be for sale for less than $70,000. You just can’t find totally renovated units with all new furnishings and electronics on the beach in the center of a bay like Acapulco Bay for anything near that price.

So, if you are looking for a studio suite, stay tuned to Acacondos.com and we’ll have another up soon. Or if you are looking for a double-size suite, we have 2906S (click here for photos and more info) which is on the sub-penthouse level on the 29th floor with views to die for, for $149,500. I lived there for a year until my 2 kids and 4 dogs outgrew it but loved every minute I was there. And we have 2 level, 2 bedroom penthouse units available for $161,900 (3003S) without a roof deck, or for $198,000 with a roof deck (3011N).

All the units include us completely gutting the current apartment and putting in all new furnishings, plumbing and electronics. When you walk in it will be like walking into a brand new, W Hotel level suite. The penthouses will have 3 flat screen TV’s (one in the living room and one in each bedroom), all connected to Canadian/US HDTV satellite channels. I’ve been watching NHL games each night each week from right on the beach in glorious temperatures surrounded by a community of people who have all began to migrate here… and you can be part of it!

Just contact James Guzman at jguzman@acacondos.com or call (347) 408 0715 (a US number that forwards to our offices) for more info!

Until next time,

Stay warm my friends!

AcaCondos January 2013 Newsletter

Hello from beautiful Acapulco,

I had been away quite a bit for the last month and upon returning to Acapulco I realized I had forgotten just how beautiful it is here in January.

First, I last wrote to you on New Year’s Eve just prior to the amazing fireworks show over Acapulco bay. It is, by far, the most chaotic and fun fireworks show on Earth. The reason? It is not planned at all. Literally dozens or even hundreds of bars, restaurants and just regular people fire off all kinds of fireworks over a 10 minute period that it illuminates the entire bay.

As point of fact, nearly every night in Acapulco has fireworks as many hotels and restaurants like to set them off… or, as I said, just regular people will fire off a few large ones over the bay. It’s beautiful… although it does make my Chihuahuas go insane.

Here is the fireworks from this year.

MORE BEAUTIFUL VIEWS AND SUNSETS

One of the best parts of January is the sunsets. Caroline Mayer, who often stays in the AcaCondos/LTGPS building took this photo recently from one of our suites.

She took many more, most of which from our building which you can see HERE:

BUNGY IN ACAPULCO

A great way to see the views is at the Bungy Jump in Acapulco. It is right next door to the AcaCondos/LTGPS building and is actually inside a disco called Paradise. Yes, you can outdoor bungy into a disco on the beach in Acapulco. Scared? Just take a couple tequila shots, that always helps!

Speaking of discos, some of the world’s best discos are in Acapulco. They really put to shame 99% of discos in places like the US or Europe.

A number of our guests got together and went to this Deadmau5 concert recently in Acapulco. As you can see, it looked like a lot of fun!

ACAPULCO TOURISM SOARS

Acapulco Tourism Secretary Netzah Peralta Radilla said recently that more than 500,000 tourists visited the city during the holiday season and hotel occupancy rates reached 98.4 percent.

We witnessed the same occupancy rates and still are as all our rooms are currently full and owner’s are getting excellent revenue from rentals of their suites when they are not using them.

Many of the people who have bought units in the building are very interesting. As one example, these two Canadians have been in Acapulco for the last two months and then took off recently on a motorcycle trip down to Panama.

Here they are pictured in Guatemala.

While they are gone we’ve got their unit rented out so they can earn income from their property while they go on yet another adventure. When they first arrived last year they drove all the way down from Canada.

They like it so much they are considering buying another unit.

UNITS FOR SALE

The following units are for sale. If you are interested in hearing more about them just contact James Guzman at jguzman@acacondos.com or call (347) 408 0715.

And if you don’t see anything you like, let us know. James can even help you find other properties in Acapulco that suit your needs.

HASTA LUEGO

It’s back to the beach for some ceviche and an ice cold Corona. So, until next time, keep warm wherever you are.

AcaCondos December 2012 Newsletter

Happy New Year from Acapulco!

We are well into the most beautiful time of year in Acapulco now. Every day is 30c/86f and sunny in the day and 24c/75f at night. Of course it is like that almost year round but it is especially nice in the winter when it is a touch cooler and the humidity drops significantly from the summer.

Not many people realize but many other parts of Mexico can be downright chilly in the winter. As example, this week in Cabo san Lucas, the daytime highs barely reach 20c/68f and significantly cooler at night, definitely requiring a sweater. And places like Mexico City can get so cold in the winter that there are outdoor ice skating rinks.

Not here, however. Here, shorts day and night are the most comfortable attire.

If you miss the sun and need a pick me up, here are two excellent videos all shot in Guerrero state where Acapulco is located showing all facets of the city and surrounding area.

MORE HAPPENINGS IN ACAPULCO

It’s been another busy month. The Acapulco rally, a 600 kilometer car race from Taxco to Acapulco was completed on December 7th.

And, just last night, Spanish tenor Placido Domingo made his last appearance of the year at a charity concert here performing before nearly 20,000 people.

Funds from Saturday night’s concert will go toward a youth orchestra program in the southern Mexican state of Guerrero, helping hundreds of at-risk youths.

“One of the most beautiful moments was directing them and hearing them sing,” Domingo said in a post-concert press conference, referring to the 320 young people and children from the Orquesta Renacimiento who participated in the event.

NEW YEAR’S EVE IN ACAPULCO

One of the craziest new year’s eve fireworks celebrations you will ever see happens in Acapulco each year. As anyone who knows the city is aware there is nightly fireworks throughout the year as hotels and individuals like to set them off regularly over the bay after sunset. But, tonight, it is as though everyone in Acapulco has fireworks and sets them all off at the same time. For about 15 minutes the entire bay is illuminated with fireworks.

It is truly a must-see event.

CONDOS FOR SALE

As you are probably aware, all of the suites rented at Las Torres Gemelas Private Suites (http://LTGPS.com) are privately owned and AcaCondos manages them for the owners to rent out their suites when they are not being used.

If you’d like to own a suite here is our current availability list:

Or, if you’d just like to come down and stay in one of our beachfront suites complete with kitchen, wifi and US/Canadian HDTV and flat screen tv’s, you can check availability at http://LTGPS.com.

Until next year,

Jeff Berwick
